Damp proofing and damp surveys across Yorkshire

Most Yorkshire properties with a 'damp problem' actually have condensation, and the fix is very different from damp proofing. Our survey takes moisture and humidity readings room by room and tells you plainly which problem you have and what it will take to put right.

Fixed written quote

Cleaning and emergency visits quoted individually before any work starts.

The longer you leave it, the worse it gets

Black mould spreads through walls, ceilings and clothing, and the spores can make breathing problems worse.

Same day call back

Ring or send a quote request and we come back to you the same day.

Free 30–45 minute inspection

We find the cause first, then quote in writing before any work starts.

Rising damp, penetrating damp or condensation?

Rising damp is far rarer than most people are told. Condensation shows as black mould on cold walls, around windows and behind furniture. Rising or penetrating damp shows as tide marks, salts and blown plaster low down or in one patch. We confirm which one you have before any money is spent.

Damp proofing work we carry out

Once the cause is confirmed we quote the fix that matches it: chemical damp-proof course injection for rising damp, with salt-resistant replastering where plaster is contaminated; penetrating damp treatments including breathable water-repellent masonry creams; fixing bridged damp courses, leaking gutters and blocked air bricks; and fitting PIV or extraction where the real problem is condensation. Every job is quoted in writing before work starts.

Damp survey cost and what is included

A diagnostic damp survey visit is £150, with findings explained on the day. If you need a written report with photos and recommendations — for a landlord, tenant dispute or house purchase — it is £250. A diagnostic damp survey is separate from a free mould-cleaning quotation visit. The survey covers accessible affected areas, moisture and humidity readings, checks for visible leaks and ventilation problems, and an explanation of the likely cause and recommended next steps. Cleaning, repairs, ventilation and insulation work are not included in the survey fee and are quoted separately.

What to expect before, during and after your survey

Before the visit, tell us which rooms are affected, how long the problem has been present, and whether it follows rain, a leak or colder weather. Share photos if available and arrange safe access to affected walls, windows and vents. A typical house takes 45 minutes to an hour. We inspect accessible areas and take readings, then explain the findings and prioritise practical next steps. Ask before booking if you need photographs or written findings so the scope and fee are clear. Hidden defects may require further specialist investigation; this is not a structural survey or a legal-compliance certificate.

What the damp survey checks

We take moisture meter and humidity readings on walls, floors and window reveals, look for leaks and cold spots, and check vents and extractor fans. You get the findings explained on the day, with options ranked by cost and impact.

Pre-purchase damp and mould inspections

If a homebuyer report flags damp or mould, a focused survey tells you whether it's a cheap condensation fix or a bigger building issue — useful before you commit or renegotiate. Tell us it's for a purchase when booking.

Landlord and tenant mould investigations

When a tenant reports damp or mould, landlords need to know the cause and have a record that it was investigated — especially with Awaab's Law timescales. We measure, photograph and set out in plain English what is causing the growth and what we recommend. This is a record of findings, not a certificate.

Survey first, treatment only where it's needed

We carry out chemical damp-proof course injection, but only where rising damp is genuinely confirmed. Most 'damp' we survey is condensation, so if the honest answer is a cheaper ventilation or heating change, that's what we'll tell you.

What’s included

  • Room-by-room moisture and humidity readings
  • Condensation, penetrating damp, leaks and rising damp told apart
  • Photos and written findings available — tell us when booking
  • Plain-English options ranked by cost and impact

Common questions

How long does a damp survey take?

A typical house takes 45 minutes to an hour, with findings explained on the day.

How much does a damp survey cost?

We confirm the survey fee before booking, based on property size, inspection scope and any written findings requested. A diagnostic survey is separate from a free cleaning quotation visit; any treatment or improvement work is quoted separately.

Will you try to sell me damp proofing?

Only if you need it. Most problems we survey are condensation, which ventilation fixes. Where rising damp is confirmed, we carry out chemical damp-proof course injection.

Is this a mould certificate for landlords?

No. It's a dated record of what we found, measured and photographed, plus our recommendations. It does not certify that a property meets any legal standard.
