Real Problems. Real Solutions.
Every mould problem has a root cause. Here's how we identified and fixed two of the most common ones.
Recurring Black Mould on Cold External Walls
The Problem
A 1930s solid-wall semi-detached in Leeds had persistent black mould returning every winter on two external bedroom walls and the corner of the living room ceiling — no matter how many times the tenant cleaned it. The property had no cavity wall insulation option and the internal wall surface temperatures were dropping to 8–10°C in December, well below the dew point of the indoor air.
The Root Cause
The solid brick walls had no thermal break between outside and inside. Warm, moisture-laden indoor air was hitting the cold wall surfaces and depositing condensation daily. Cleaning the mould was always temporary — conditions were guaranteed to regrow it within weeks.
The Solution
We carried out a full biocidal treatment to eradicate existing mould at depth, then applied a 10mm cork plaster system to all affected walls. Cork is a natural thermal insulator — it raised the wall surface temperature above the dew point, eliminating condensation entirely. A mould-resistant topcoat was applied over the cork.
- ✓Wall surface temp raised from 9°C to 16°C
- ✓Condensation cycle broken permanently
- ✓No mould recurrence in 18+ months
- ✓No need to vacate during treatment
Bathroom & Bedroom Mould — Landlord Compliance Case
The Problem
A Sheffield landlord contacted us following a complaint from tenants about extensive black mould in the bathroom ceiling, along the bedroom window wall and on the back of the wardrobe. DIY sprays had been tried twice with no lasting effect. A new tenancy was due to start in three weeks and a compliant mould certificate was required.
The Root Cause
Survey identified an extractor fan venting into the loft void rather than externally — meaning moisture from showering had nowhere to go. Combined with a poorly fitted window with a broken trickle vent, the bathroom was retaining near-saturation humidity for hours after use. The mould was not a tenant behaviour issue.
The Solution
Full professional mould removal carried out across all affected rooms using penetrating biocidal treatment that kills mould to the substrate level — not just the surface. Anti-fungal barrier coating applied to bathroom ceiling, window walls and wardrobe interior. Extractor fan redirected to external vent. Written landlord certificate issued same day.
- ✓All mould removed to substrate level
- ✓Extractor fan correctly vented externally
- ✓Anti-fungal barrier coating applied
- ✓Landlord certificate issued same day

Common Questions About Mould Removal
How much does mould removal cost?
Every job is different depending on the size of the affected area and the root cause. We provide a free no-obligation survey and quote before any work begins. Most residential treatments start from £150.
Is black mould dangerous?
Yes — black mould (Stachybotrys) produces spores that can cause respiratory problems, allergic reactions and worsen conditions like asthma. It should be treated professionally as soon as possible, particularly in bedrooms.
Will the mould come back after treatment?
If the root cause is identified and treated alongside the mould itself, recurrence is rare. We include prevention advice with every job and offer a written guarantee on all treatments.
Do we need to leave the house during treatment?
No. All our treatments are COSHH-compliant and safe for families, children and pets from day one. There is no need to vacate your property.
How quickly can you come out?
We aim to respond within 24 hours and offer same-day emergency appointments for urgent situations across Yorkshire.
Do you provide certificates for landlords?
Yes. We issue professional mould inspection certificates suitable for lettings compliance, Awaab's Law requirements and insurance purposes — often on the same day as the survey.
